Airbnb and Miami-based Newgard Development Group had announced earlier in October last year that they are collaborating to support home sharing in new apartment buildings that will be optimized for home sharing and flexible living.
Niido Powered by Airbnb, a new brand of multi-family rental communities that encourage home sharing, announced its selection of V Starr Interiors by Venus Williams to design the interiors for the company. The first project, a 324-unit building in Kissimmee, Florida, is slated to open in the first quarter of 2018.
V Starr Interiors’ role will include designs for the amenities, shared spaces, interior finishes, and furnishings for the NiidoHome units. When designing the spaces, Venus Williams’ firm was inspired by the ‘NiidoFamily’, a quirky group that, much like most traditional families, has members with different styles and interests including personalities such as the “Bookworm Blogger” and the “Advertising Exec.” The design will vary from city to city, but all the projects will have a consistent look and feel through Niido brand standards across all locations. For example, the first Orlando property will be based on the “Bookworm Blogger” personality, with warm fabrics, finishes, and lighting to make it both contemporary and inviting. The bones of the property will be consistent throughout each unit including high-end kitchens and baths, luxury wall finishes, wireless speakers, and keyless smart locks.
“Working on this revolutionary project has been an exciting challenge,” says Venus Williams, founder and CEO of V Starr Interiors. “It is surreal to bring V Starr Interiors to the cutting edge of design and technology in multifamily, by partnering with Niido Powered by Airbnb and creating a new type of rental community.”
Powered by Airbnb, Niido will encourage tenants to share their homes for up to 180 nights per year. The units will have unique design features such as keyless entry and feature lockable areas in the closets, kitchen, and bath areas. The building will offer amenities such as a small bodega, game room, gym, pool, BBQ areas, and fire pit. It will offer package and food delivery services, environmentally friendly cleaning, and on-demand concierge services through the MasterHost such as luggage storage and guest check-in via a Niido app. These developments will expand Airbnb’s Friendly Buildings Program, with revenues being shared between hosts and landlords.
“We selected V Starr Interiors after an extensive national search for a partner that truly understands our unique concept and has the creativity and vision to make it a reality,” said Harvey Hernandez, Niido co-founder and CEO. “We are thrilled to partner with V Starr Interiors to bring to life Niido's unique, multi-family home-sharing model, which will provide a powerful solution to the rental market that delivers extra income for tenants and creates enhanced experiences for their guests.”
Backed by a $200 million equity investment program from Brookfield Property Partners, Niido will continue to acquire and develop multifamily residential buildings branded “Niido Powered by Airbnb” in Florida as well as across the Southeastern United States.
